收入差距与房价上涨的交互性及非均衡性:基于CGSS数据的联立方程检验

The Interaction and Disequilibrium between Income Gap and Housing Price Rise:A Simultaneous Equation Test Based on CGSS Data

  • 摘要: 基于中国综合社会调查(CGSS)数据,构建一个包含相关宏观经济特征和家庭资产结构等变量的联立方程组模型,使用3SLS模型研究房价上涨与收入差距的双向影响关系。结论表明:从全国层面来看,房价上涨与收入差距存在交互性;从分区域层面看,两者关系存在非均衡性,收入差距扩大造成的房价上涨现象更为显著。因此,从维护社会公平角度出发,政府应关注并防止收入差距继续扩大,同时继续抑制房地产投资属性,让住房回归居住的本质。

     

    Abstract: Based on the data of China Comprehensive Social Survey (CGSS), this paper constructs a simultaneous equations model including relevant macroeconomic characteristics and household asset structure, and uses the 3SLS model to study the two-way relationship between house price rise and income gap. The results show that:from the national level, there is interaction between the rising house price and the income gap; from the regional level, there is imbalance between the two, and the rising house price caused by the widening income gap is more significant. Therefore, from the perspective of maintaining social equity, the government should pay attention to and prevent the income gap from widening, at the same time, continue to restrain the property of real estate investment, and let housing return to the nature of residence.
